  1. DEPOSITS: All reservations require a deposit. Deposit is due within ten (10) days of the reservation request. Interested earned on advance deposits, prepaid rent and other prepaid money, shall be retained by Michael Saunders & Company. Please make all checks payable to Michael Saunders & Company.
  2. PAYMENT OF THE TOTAL BALANCE DUE MUST BE MADE UPON ARRNAL BY VISA, MASTERCARD, DISCOVER. CASH OR CERTIFIED CHECK IN U.S. FUNDS. Tenant hereby agrees and acknowledges the Agent may make an imprint of the credit card and further authorizes changes on same for any damages incurred in excess of the security deposit. Failure to make any payment in a timely manner may result in the cancellation of your reservation and forfeiture of any funds on deposit. Refunds or adjustments cannot he made for late arrival or early departure.
  3. CANCELLATION: If it becomes necessary to cancel your reservation, rental deposits will be forfeited unless written notice of such cancellation is received at least sixty (60) days prior to your arrival date.
  4. ARRIVALS/DEPARTURES: Check-in time is 3:00 p.m. If you anticipate your arrival to be after midnight please call our office to make arrangement for keys. YOUR CHECK-IN LOCATION IS 2509 Gulf of Mexico Drive, Longboat Key. Florida . 34228 DEPARTURES Check-out time is 10:00 a.m.
  5. ASSOCIATION RULES: Your rental unit is confirmed with the understanding that you will adhere to the rules and regulations act by the individual condominium or homeowner's association.
  6. SUBSITUTION OF ACCOMODATIONS: In certain circumstances beyond our control (i.e fire, hurricane or other casualty) your confirmed unit may not be available upon arrival. Therefore, Michael Saunders & Company reserves the right to substitute the confirmed unit for comparable accommodations. We cannot guarantee the continued rate in this instance. In the event substitute accommodations and rates cannot be obtained after due diligence, then your rental deposit shall be refunded with no further liability.
  7. TELEPHONE USAGE: Most units are equipped with a telephone that restricts the placement of long distance calls unless you bill your home number, telephone calling card or a credit card. Local telephone service is provided at no charge.
  8. CONDITION OF PREMISES: You hereby acknowledge that you will not be entitled to any refund for any inoperative appliances, to include by of example only, television, air conditioner, hot tub or pool. The agent agrees that upon notification by you of any malfunction Agent shall make every reasonable effort to have such appliance or item promptly repaired
  9. FURNISHINGS IN UNIT: All of the condominium unit/weeks are individually owned and decorated identically. Neither Michael Saunders & Company nor the Owner shall be responsible for providing any additional furnishings or equipment not available and not recently existing in the unit at the time the reservation is made.
  10. PARKING: Parking is limited. Please register your vehicle to obtain a permit at check-in.
  11. POOL/TENNIS: Any association pool for use with the rental premises is controlled by the individual association and cannot be altered by the Owner of Agent. The administration of court rules and allocating court playing time are matters governed by the individual association and are not controlled by Michael Saunders & Company or the Owner.
  12. INDEMINIFICATION: Tenant hereby agrees to release Owner, Condominium Association, and Agent from and against all liability for damage to property or injury to a person during the term of the lease from any case whatsoever, except that Owner shall not be relieved from Owner's negligent or intentional acts and Agent shall not be relieved from Agent' s negligent or intentional acts.
  13. PETS: No pets allowed.
  14. KEYS: All keys , must be returned to the Check-in office upon departure. If a tenant fails to provide keys, a fee of $10.00 will be charged.
  15. VALUABLES: Management or Owner is not responsible for the loss of valuables.
  16. RADON GAS: Radon is a naturally occurring radioactive gas when it has accumulated in a building in sufficient quantities present health risks to person who are exposed to it over time. Levels of Radon that exceed Federal and State guidelines have been found is some buildings in Florida. Additional information regarding radon testing may be obtained from your county health unit.
  17. MAXIMUM OCCUPANCY Maximum occupancy for a two (2) bedroom unit is six (6) persons. Maximum occupancy for a four (4) bedroom is ten (10) persons. Fire law prohibit violation of this rule. Violators will be charged $150.00 per person, per night.
  18. Rates are subject to change Michael Saunders & Company is Agent for the Owner and will be paid a fee by said Owner And does not represent the Tenant.
  19. All Seasonal properties are governed by Chapter 509.
